Clarence Valley · Northern NSW Coast · 35 years by your side

You've found the place.

Let's get you settled.

Whether you're buying your first home, making the move you've dreamed about for years, or selling and starting the next chapter — we'll make sure you get there without the stress.

Call us first — no charge, no commitment. Just a conversation.

VENDORS

Every day between

signing and settlement

you're carrying risk.

You've accepted an offer. You're relieved. But then the waiting starts. Is the buyer's finance going to come through? Will the building inspection flag something? Is the conveyancer on the other side going to be slow? The anxiety is real — and it's completely understandable.

Our job as your conveyancer is to remove that weight. We stay on top of every moving part. We chase the other side when they go quiet. We flag problems before they become delays. And we tell you exactly what's happening — every couple of days, without you having to ask.

When you hear from your agent asking "how's it tracking?", you'll already know the answer — because we'll have already told you.

"I'd sold property before and spent three weeks chasing my previous conveyancer for updates. This time I heard from them every couple of days without asking once."

Contract for Sale preparation · Title searches & disclosure · Requisition management · Simultaneous purchase coordination · Settlement figures · Electronic settlement via PEXA

Sea & tree changers

You've been talking about this move for years. It's time.

You've driven through Yamba on a long weekend and thought: "why don't we just live here?" You've looked at property listings in the valley at night after work. You know which café you'd go to every Saturday morning. The dream is very, very close to becoming real.

We live here. We know this region the way you're about to. We know which districts are undervalued, which streets flood, which council considerations matter, and which parts of the valley are genuinely hidden gems. We don't just do the conveyancing — we help you make the right decisions to embrace your new life style.

And if you're buying from interstate or a long way away, we handle it all remotely. You shouldn't need to drive up for paperwork.

"We were buying from Sydney, had never done a regional purchase, and were terrified of getting it wrong. They made us feel like we had someone local in our corner."

The Clarence Valley attracts sea and tree changers from Sydney, Brisbane, Melbourne, and beyond. We handle remote purchases every week. You don't need to be here — we're already here.

Remote purchase management · Local agent introductions · Building & pest coordination · Flood and zoning checks · Rural lifestyle block purchases · Full electronic settlement

HINTERLAND & ACREAGE

Room for chooks, a pony, and a big deep breath.

You're done with neighbours three metres away and a postage-stamp lawn. You want to wake up to birdsong, grow your own food, keep a few animals, and actually see the stars at night. The Clarence Valley hinterland offers all of that — and at prices that still make sense.

But rural land is not like buying a house in the suburbs. Water rights, bore licences, zoning overlays, flood mapping, bush fire classifications, council development consent for sheds and secondary dwellings — there are layers to a rural purchase that can catch buyers completely off-guard.

We've been doing this for 35 years. We know what to look for, what to ask, and what to walk away from. Before you fall in love with a property, let us look at it with you.

"We nearly bought a gorgeous 40-hectare block before they pointed out the block was largely zoned E3 — we couldn't have built our house, put up a shed, or run the small business we were planning. That conversation saved us from the worst financial mistake of our lives."

Water entitlements & bore licences · Rural zoning & what you can build · Flood mapping & bush fire overlays · Easements & access rights · Approved & unapproved structures · Secondary dwelling consent

FIRST HOME BUYERS

You don't know

what you don't know.

That's completely normal.

You're googling things at 11pm that you don't understand. You're nodding along in conversations and quietly panicking. You're excited about the property and terrified about the process. All of that is completely, entirely normal.

We've guided hundreds of first home buyers through this — and not one of them regretted asking a "silly question." There are no silly questions here. Call us before you make an offer. Call us when you don't understand something. Call us when you're worried. That's what we're here for.

We'll explain every step before it happens. We'll connect you with the right broker, inspector, and agent for your situation. And we'll make sure you get to settlement day feeling proud, not frazzled.

"I didn't even know what exchange meant when I first called. By settlement day I felt completely in control — and genuinely excited."

Finance introductions · Contract review · Building & pest coordination · First Home Owner Grant eligibility · Stamp duty concessions · Every step explained, always

LAND LEASE BUYERS

It's not a normal purchase.

And not every conveyancer

understands that.

A land lease community is a wonderful way to live — the lifestyle, the community, the reduced upfront cost. But the legal structure is genuinely different from a standard property purchase, and many conveyancers don't understand the nuances well enough to protect you properly.

We do. We know the difference between owning the home and leasing the land beneath it. We know what to look for in a site agreement, what to negotiate before you sign, and what questions to ask the operator that most buyers never think to raise.

We'll make sure you understand exactly what you're buying — the rights, the obligations, the ongoing costs, and the exit conditions — before you commit to a thing.

"We'd looked at two communities before we found the right one. Having someone who actually understood the agreements made us feel safe for the first time."

Site agreement terms · Rent increase provisions · Exit and resale conditions · Community rules · Ongoing fee structures · Your rights as a resident

RURAL & FARMING

Rural & Farming Cattle, Sugarcane,Blueberries & Macadamias

The Clarence Valley is one of the most productive agricultural regions in New South Wales. Cattle country, blueberry farms, macadamia orchards, sugar cane, timber, and aquaculture — the rural economy here is deep and diverse, and the property transactions that go with it are genuinely complex.

Most conveyancers won't touch a commercial rural transaction. The ones who do often miss things — water entitlements that don't automatically transfer, agri-business lease arrangements that need to be unwound, SMSF structures that require specific handling, or flood-affected land classifications that materially affect value and use.

We have 35 years of rural and commercial property experience in this valley. We understand the agricultural context, not just the legal one. And we work closely with stock and station agents, rural accountants, and agri-finance specialists who know this land as well as we do.

"Buying a working macadamia farm involves about ten things you'd never think of if you hadn't done it before. They'd done it before."

Cattle & beef properties · Blueberry & macadamia orchards · Water licence & irrigation rights transfer · Agri-business lease arrangements · SMSF & trust structure purchases · Rural vendor finance · Stock & station agent coordination

How it works

We're involved from the very beginning.

Step 1

Call us first

Before you've found a property — or before you've listed yours. We'll tell you what to expect, what to watch for, and who you need to talk to first. No charge for this call.

Step 2

We make introductions

Need a mortgage broker? A building inspector? A local buyer's agent? We know the best people in the valley and we'll connect you — because the right team around you makes everything easier.

Step 3

We manage the process

Once you're ready to proceed, we take over. Contract review, searches, PEXA, requisitions, settlement figures — all of it. You'll hear from us every couple of days without having to ask.

Step 4

You get the keys

Settlement day. We'll call you the moment it's done. Then you go and collect your keys — and start the next chapter of your life in one of the finest places in Australia.

The region

Ancient country.

Wild coast. An hour

from three airports.

The Clarence Valley sits on Gumbaynggirr and Bundjalung country — one of the oldest continuously inhabited landscapes on earth. The river, the rainforest, the coast and the ranges have been here in essentially the same form for tens of thousands of years. People have always known this place was worth staying in.

The Clarence River.

394 kilometres of it.

The Clarence is one of the largest river systems on the east coast of Australia. It drains the tablelands all the way from the New England ranges, runs through gorge country, broadens into the flats around Grafton, splits into channels through Maclean, and finally meets the Tasman Sea at Yamba. The bar crossing at the river mouth — where brown river water hits blue ocean — is one of those sights that stops people mid-sentence.

The fishing fleet at Yamba is a working fleet. Prawns, bugs, fin fish — landed and sold fresh, not curated for a seafood precinct. The co-op has been there since 1890. There are fishermen here whose grandfathers fished the same grounds. When the fleet comes in at dawn and the pelicans line up on the wharf, you are watching something genuinely unperformed.

Maclean sits in the middle of the river delta, its power poles painted in clan tartans, its annual Highland Gathering the real thing — not a theme park approximation but a community that has maintained its Scottish identity for six generations. It is one of the stranger and more wonderful things about this valley that it contains multitudes.

Rainforest to the waterline.

65 kilometres of wild coast.

Yuraygir National Park is the longest stretch of undeveloped coastline in New South Wales — 65 kilometres from Angourie to north of Red Rock. No developments. No car parks at every beach. Just headlands, freshwater lagoons, banksia forest, and beaches that take twenty minutes of walking to reach and are completely empty when you get there.

At Iluka, the Bundjalung National Park rainforest — World Heritage listed — runs right to the high-tide mark. You can walk from subtropical rainforest into the Southern Ocean swell in under ten minutes. This is not a metaphor. It is an actual walk that takes about ten minutes and is one of the most disorienting and beautiful things you can do on the east coast of Australia.

Inland, Washpool and Gibraltar Range National Parks hold some of the most significant warm temperate rainforest in the country — coachwood, sassafras, ancient Antarctic beech on the higher ridges. The Nymboida River runs through gorge country that draws whitewater kayakers and rafters from across Australia. This is not gentle paddling. This is serious whitewater in serious country, an hour from the coast.

The people who left Byron before it got expensive.

They came here.

The creative community in the Clarence Valley did not arrive recently. Artists, surfers, potters, musicians, writers and makers have been here since the 1970s — people who found Byron Bay before it was Byron Bay, then moved on when it became something else. What they built here over fifty years is a genuine culture, not a weekend market aesthetic.

The Grafton Jacaranda Festival is the oldest floral festival in Australia — running since 1935. Every November the entire town turns purple. It is absurd and spectacular and completely sincere in a way that only things that have been happening for ninety years can be. The art gallery, the heritage buildings, the CBD that actually functions as a CBD — Grafton is a city that has maintained its character through boom and bust and is currently experiencing something of a renaissance as people discover that you can live well here for a fraction of what it costs anywhere else.

Old fishing families next to new arrivals. Working farms next to weekenders. Surfers who have been riding Angourie for forty years alongside people who just found it. A strong Gumbaynggirr and Bundjalung cultural presence that gives this country its depth and its sense of belonging to something older and more enduring than the property market. The Clarence Valley is not trying to be anywhere else. That is precisely what makes it worth moving to.

TESTIMONIALS

We purchased a dress circle Yamba property, from Melbourne. We needed specific NSW land Tax advice and an exchange prior to the Federal Budget to be sure we could retain access to negative gearing. Lets Get Settled excelled, provided us with a technically excellent, collaborative and responsive conveyance. Exceeded expectations.

As executor for my Mother’s estate, I needed to arrange for the sale of her property. I was dreading the process however the team at LetsGetSettled understood and handled everything with kindness and professionalism. Thank you

We recently moved home to the Clarence Valley to take over the family farm as part of my parents succession plan. Kerryanne at LetsGetSettled turned what was a fairly chaotic series of expectations and promises into a structured, transparent and documented succession, including advice around stamp duty exemptions and for my parents, how the succession worked in the context of planning for aged care. Her timely advice saved our family thousands of dollars.
